Listed below are the basic guidelines for

 qualifying as a habitat partner family

Need

A.  You will be considered for a habitat home if your present housing is not adequate and if you are unable to obtain adequate housing through other conventional means.  Lack of adequate housing may include problems with the present structure, water, electrical, or sewage service systems, heating system, or failure to meet property maintenance standards. Also taken into consideration are the number, the ages and sex of the children compared to the number of bedrooms in your present home.

 

B.  The percentage of your monthly income that you currently spend on housing is considered to determine need.  You will be required to discuss openly and fully your financial situation with a habitat interviewer.

 

C.  You must currently live in Clinton County, New York

 

D.  You and your family may be considered if your total income is in the following range:

Four $28,700 to 40,100
Five $31,000 to 43,300
Six $33,300 to 46,600
Seven $35,500 to 49,700

Ability to Pay

 

Since you will be actually buying your home from habitat, you must demonstrate your ability to pay the monthly house payment, which is approximately $400-450 per month and will include not only the mortgage payment, but the payment for real estate taxes and insurance.  We will help you determine if the payment will jeopardize your ability to meet your other family financial obligations and expenses.  We can also help you if you need to develop a budget to determine your eligibility.  There is no interest on the loan for a habitat home. 

 

Willingness to participate

 as a partner with habitat

 

A.  When selected you become a "partner family" in the habitat movement.  As a "partner family" you must complete volunteer work with habitat.  Your total "sweat equity" contribution must be completed before becoming a homeowner.  Your assistance in constructing your home his called "sweat equity" and may include helping in clearing a lot, painting, construction, providing food for volunteers or day-care for volunteer's children.  As a partner family you must complete 250 hours of "sweat equity" for each adult family member. 

 

B.  You will be responsible for the maintenance and repairs of your house from the time you move into it.

 

C.  After moving into your home, the family support committee will maintain an ongoing relationship with you and your family.  This support includes financial counseling and household maintenance education. 

 

Champlain Valley Habitat for Humanity will look at three distinct areas when reviewing potential homeowners applications.

 

1.  Your family's actual housing need based on the suitability of your current shelter.

2.  Your current income and ability to pay for a habitat house.

3.  Your willingness to participate as a partner with Champlain Valley Habitat for Humanity
